PART 4:

Want to create massive wealth in real estate? The kind that rhymes with "billions?"  Get to Level 4...

You've learned how to raise capital and operate at a high level with institutional partners.

Or, you've learned how to raise capital and FIND top-tier operators to do the work for you...and you've progressed through the first three levels.

1. One Man Band - Residential, small commercial
2. Syndicator - Raise capital
3. Institutional Grade Operator - lead projects w/big equity partners

What's next?

Think of larger pools of investment capital of $150M to $1B+ in equity.

If you’re thinking, “how do you raise that much capital?”

You’re asking the wrong question.

“Who do you raise that much capital from?” is the correct question.

The answer:
• Foundations
• Family Offices
• Institutions
• Insurance Agencies
• Pension Funds
• Qualified Purchasers
• Ultra high net worth individuals
• Other large funds if you are an operator with a fund

Level 2. Syndicators raise capital from non-accredited and accredited investors. Some even level up to qualified clients and qualified purchasers with small $25-50M funds.

For syndicators, a $250k investment from a single investor is incredible.  Anything more is rare.

But at Level 4, average investments will be north of $10-20M.

Level 4 fund managers can either invest in their own deals as a top-tier operator,

Or, they can invest in other funds (super low overhead)

Or, they can invest directly with Level 3. Institutional Operators (again, low overhead and less work).

See how these connect?

But here's a key point ☝️

These investment groups typically won’t do more than 10-15% of the total fund size.

So if their minimum ticket is $20M, they won’t invest in your $25M fund or $50M fund. Your fund has to be larger than $200M before they'll even take a look.

There are groups, like large pension funds, that won't even look at funds that are less than $500M or $1B.

This is a whole new world of investors, structures, and wealth. Massive wealth.

And no one teaches this anywhere.

You can't ever get there if you don’t know it exists.

You'll never arrive at the destination if you don’t know the path.

Let me know what you know of this level at either my Facebook or LinkedIn.

Next week, level 5, where "B's" turn into "T's"...

To your success,
