Part 5:  There are 5 Levels of Success in Real Estate

1. One Man Band - Residential, small commercial
2. Syndicator
3. Institutional Grade Operator
4. Midsized Fund Manager

𝗟𝗲𝘃𝗲𝗹 𝟱. 𝗣𝗿𝗶𝘃𝗮𝘁𝗲 𝗘𝗾𝘂𝗶𝘁𝘆 𝗥𝗲𝗮𝗹 𝗘𝘀𝘁𝗮𝘁𝗲

You can find these firms in the PERE 100 ranking based on the amount of capital raised.

If you thought raising $5M was tough, these firms raise $B’s every year.

In fact, Blackstone has raised over $63B in private equity.

That’s an unfathomable amount of cash.

They often use vehicles like public Real Estate Investment Trusts as well as private funds to raise their capital.

Each of the top Real Estate firms have hundreds of billions of dollars of assets.

But here’s where they turn their hundreds of $Billions into $$$Trillions -

Through acquisitions of companies that create vertical integration of related services.

Like a Syndicator buying a property management company to vertically integrate and transition into an institutional operator, but at a MUCH greater level.

The largest, Blackstone, is an expert at this growth and accumulation of interrelated companies, with over $1.1 Trillion in total assets all combined.

Now…compare that to other types of Private Equity companies:

1. BlackRock: Approximately $11.6 trillion in AUM.
2. Vanguard Group: Around $9.3 trillion in AUM.
3. UBS: Approximately $5.8 trillion in AUM.
4. Fidelity Investments: About $5.3 trillion in AUM.
5. State Street Global Advisors: Around $4.3 trillion in AUM

Now you know how far you can go…and it’s probably bigger than you ever thought possible.
